Our role is to help buyers source, assess and secure suitable property opportunities.
This includes:
– Clarifying your buying brief, price point and preferred locations
– Sourcing suitable opportunities, including off-market or pre-release opportunities where available
– Providing practical due diligence support, including comparable sales, rental checks and review of available property information
– Negotiating on your behalf and coordinating the purchase process through to contract

– We do not provide financial, tax or legal advice
– We do not guarantee capital growth, rental returns or investment performance

We recommend that buyers obtain independent advice from their accountant, broker, solicitor or financial adviser where required

How Our Process Works

Initial Enquiry

You submit your brief, including location, budget, property type and preferred timing.

Buyer Brief Review

We review your requirements and confirm whether your search is best suited to a partner / off-market pathway or a broader open-market search.

Formal Appointment

If you would like us to act on your behalf, we formalise the engagement and appointment.

Opportunities & Due Diligence

Once appointed, we begin introducing suitable opportunities and assisting with practical due diligence.

Negotiate & Secure

When the right property is identified, we negotiate and help coordinate the process through to contract.

Ongoing Support

We remain available post-contract to assist with next steps, including coordination with agents, builders, property managers or other professionals as required.

Fees & How We’re Paid

Our fee structure is designed to be clear and transparent from the outset

Fee Examples

To keep things simple:
If you proceed with a Partner / Off-Market Opportunity Pathway, the total fee is $9,000 + GST, less the $2,200 + GST engagement fee already paid.

If you proceed with an Open-Market / Bespoke Search Pathway, the total fee is $17,500 + GST, less the $2,200 + GST engagement fee already paid.

Transparency & Disclosure

Buyers Agent Queensland may introduce opportunities from affiliated or partner builders, developers or related property channels.
All relevant relationships are disclosed upfront. Buyers are under no obligation to proceed with any particular property or opportunity. Buyer service fees are fixed and based on the scope of work involved, not influenced by the property selected.

The engagement fee is payable once your brief has been reviewed and you would like Buyers Agent Queensland to formally act on your behalf.

The Buyer Service Fee is typically paid at settlement via your solicitor or conveyancer.
Once a property is secured, the remaining balance of the fee (after the engagement fee already paid) is invoiced and can be included in your settlement statement. Your solicitor will then arrange payment at settlement alongside other costs.
Please note that the Buyer Service Fee is separate from the property purchase price and is generally paid from your own funds rather than included in your loan.

We can explain our process and discuss your brief, but we introduce specific opportunities and act on your behalf once appointed.

No. We provide property sourcing, due diligence support and acquisition assistance. Buyers should obtain their own legal, financial and tax advice before making a purchase decision.

Because not all buyer briefs involve the same level of sourcing, negotiation and coordination. The applicable pathway depends on the scope of the engagement and is confirmed upfront.
